Department and Team Overview:

The asset management division of our client provides strategic support to investors across the real estate lifecycle, including acquisition, ownership, and disposition phases. They specialize in maximizing returns from real estate investments under various constraints. They manage a wide range of real estate assets, including office buildings, logistics facilities, hotels, residential complexes, commercial properties, and healthcare-related facilities. Their strategies span core, value-add, and development projects, catering to the diverse needs of institutional investors.

They currently oversee a substantial portfolio, with assets valued at approximately ¥360 billion, primarily for international institutional investors. The team's strengths lie in its ability to collaborate effectively across various departments, such as market research, property management, leasing, valuation, and sales, to maximize investment value.

The operations group, which handles the day-to-day management of these assets, comprises a diverse team of around 15 professionals with a wide range of backgrounds.

Job Description:

As an Asset Manager for the mid-stage management operations, you will be responsible for managing real estate assets, including developing and implementing asset management strategies, enhancing leasing and management specifications, planning repairs and improvements, managing cash flow, and negotiating with investors and financial institutions. Additionally, you will report on asset performance and manage various operational tasks.

Key Responsibilities:

  • Oversee the management of funds, special purpose companies (SPCs), and properties.
  • Act as the primary point of contact for investors and lenders, handling negotiations and reporting.
  • Manage external contractors and service providers.
  • Develop and implement mid-term business plans for asset operations.

Requirements

Required Qualifications:

  • Practical experience in real estate asset management, including investor and lender relations, reporting, business plan creation, and cash flow management.
  • Ability to work proactively and independently while respecting teamwork, and the capacity to multitask and support colleagues when needed.
  • Strong communication skills, both internally and externally.
  • Proficiency in Microsoft Office, particularly Excel (used extensively for reporting).
  • Proficiency in English, with the ability to read and draft contracts and emails.

Preferred Qualifications:

  • Experience in mid-stage asset management for real estate firms or investment firms.
  • Interest in contributing to the growth of an expanding organization.
  • Strong communication skills in English.
